Color does not identify a mold species or tell you whether a mark inside a duct is mold. A musty odor is not a diagnosis either. EPA advises asking a provider to show suspected growth and to distinguish it from material that only looks like mold.
Address moisture before treatment
EPA says moisture control is the key to mold control. Find and repair the leak or condensation source, then clean and dry affected materials. If insulated duct material is wet or moldy, EPA says it cannot be effectively cleaned and should be removed and replaced. Spraying tea tree oil, vinegar, bleach, or a fogging product inside ductwork is not a substitute for this work.
Only consider an antimicrobial in an HVAC system if its product label specifically allows that use and the system has first been inspected, cleaned and/or repaired as needed. Damp or moldy environments may affect some people's health and not others; a home-service inspection cannot diagnose a person's symptoms.
